» Mortgage lending potential - currently, mortgage loans are 5% of the total credit supply within the local banking sector. In developed markets, this rate is usually in the range of 15%.

» Bulgaria has varied scenery - sandy beaches, mountains, lakes, forests, mineral springs, quiet, pastoral country villages and vibrant cosmopolitan cities.

» The cost of living is extremely low compared to the other European countries including neighboring countries in Eastern Europe. See more

» The European Community is sponsoring the Beautiful Bulgaria Project to renovate and preserve the architectural heritage of the country.

» The European Community is also investing significant funding in improving the road infrastructure of the country. Under the PHARE program there is a project to fix 21 highways and roads leading to important tourist areas within the country. In the last 15 months the renewal a road area of 144 kilometers has been completed.

» Several airlines have started new routes to Bulgaria from 19 European destinations. 3 hours flight from Gatwick or Heathrow (to the capital Sofia). The major Bulgarian airline company is already offering flights to the two largest Bulgarian cities on the sea Varna and Burgas.

» In Bulgaria significant funding has been allocated from the country and from abroad to develop key areas especially in the capital Sofia. Currently there are many hotels, embassies, conference centres and offices of international firms like Citibank, Price Waterhouse Coopers and Deloitte and Touche that are being built.

The Times was also recently quoted as saying that:

"If Bulgaria joins the EU there is the possibility that property prices could take off, rewarding early buyers".

Bulgaria has also recently featured on Channel 4's 'A Place in the Sun' programme when it was stated that the country offered:

"...excellent value for money for foreign investors with prices ranging from as little as £5,000 for a traditional cottage".
